Property History

The transformation of Promenade

1951
Nelspruit Municipal Offices and Town Hall

Originally built in 1951, the Promenade Shopping Centre has been a cornerstone of Mbombela’s development. Designed by renowned architect Chris Moerdyk, the building initially served as the Nelspruit Municipal Offices and Town Hall. The Spanish Hacienda-style architecture was carefully chosen to provide natural cooling, reflecting a timeless elegance that still influences the centre’s character today

1970
Transformation into a mixed use space

As the city grew, so did the landmark. The site was later transformed into a vibrant mixed-use space, incorporating a hotel, conference centre, and retail center. This redevelopment introduced the Mediterranean village ambiance, a signature feature that continues to define the centre’s layout.

2005
Acquisition by Orion Real Estate (Pty) Ltd

In 2005, Orion Real Estate (Pty) Ltd acquired Promenade Shopping Centre, ushering in a new era of growth and innovation. Under Orion’s ownership, a major redevelopment plan was set in motion

2021
Phase 1 Redevelopment

Early in 2021, amidst the COVID-19 Pandemic, TFG (The Foschini Group) and Orion Real Estate, started negotiations to open another four TFG brands at Promenade Shopping Centre, to complement the already successful Exact and Relay Jeans brands. After successful negotiations, an agreement was reached and Board approvals were obtained to open Markham, Totalsports, American Swiss and The FIX at Promenade Shopping Centre.

2025
Phase 2 Redevelopment

The completion of phase 2 redevelopment and repurposing the centre to add more stores. This also marked the launch and repurposing of Promenade Hotel into 44 fully-furnished studio affordable apartments - Promenade Place.
